Underground Garage Repair Project: Phase II


Repairs to the Underground Garage will be beginning in August 2017.

Some Residents will be relocated from their parking spaces temporally to facilitate the repairs; these Residents will receive individual notice.

Some visitor’s parking will remain available while the phase II project is ongoing. All Residents are reminded to park their vehicles in their assigned parking spaces in the Underground Garage; illegally parked vehicles will be ticketed or towed, no exceptions.

Work will be conducted at the front entrance, front walkway and front lawn area.

The Pool will open summer 2017

•    Swimming Lessons will begin July 4 2016 and run through August 24 2016.

•    Registration for Swimming Lessons begins on June 21 2017 in the YCC #41 Office. 


Please familiarize yourself with the Pool Rules and Regulations (see following page)

New Owners and Registered Tenants can sign and picked up their pool tags in the office during office hours. No one will be allowed admittance to the pool without a pool tag.

Guests swimming in the pool require a visitors pass. Visitor’s passes must be acquired by the Owner of the property. Owners are allowed no more than two passes at a time; passes are available only from the office during office hours.

Barbecue on YCC #41 Property

There is no barbequing on the balconies or on YCC #41 common element property.

Storage of any combustible or inflammable material associated with barbecues is not permitted (YCC #41, Rules #18 & #27).

Cigarette butts are being thrown off the balconies.
Throwing items off the balconies is strictly prohibited as this activity poses a significant danger to persons or property.  

Throwing cigarette butts over the balconies is especially dangerous as it could cause a fire.

Renovating Your Unit?

 

During the installation of the Bell Fibre Optic technology it was discovered that some residents removed walls and cut wires which compromised and complicated installation for their neighbours.

All major renovation / repair must be approved by the YCC #41 Office prior to undertaken (plumbing, electric, structural …etc.).

Prior to beginning renovations Residents must complete a Renovations Form; Renovation Forms are available from the office and on the website. 

Renovations are only permitted in units during the hours of 9:00 a.m. and 8:00 p.m. (Rule #43). 

When doing renovations ensure you cover the newly installed hallway carpets with a drop sheet to protect them when moving items or construction material in or out of your unit.

Resident must book the elevator to move renovation material in and out of their unit.

Power Washing the Underground Garage
The underground garage will be power washed over two days on May 8 & 9 2017.


•    Monday May 8th 2017: Parking Spaces #1 - #137
•    Tuesday May 9th 2017: Parking Spaces #138 - #224

 

All Residents must remove their vehicles from the underground garage on their assigned day by 8:00 a.m. Residents will be able to return their vehicles to the underground garage after 5 p.m. 

Be advised, York Condominium Corporation No. 41 is not responsible for any damaged vehicles that are not removed from the underground garage during the power cleaning.

 

All vehicles parked in the fire route will be towed.

Bell Upgrade to Fibre Optic Technology

 

Bell technicians will be upgrading the building’s current Bell Network with their new Fibre Optic Technology beginning April 3 2017.

This installation requires entry into your unit so that a new phone jack can be installed next to your unit’s current main telephone jack. The technician will only need a few minutes inside your unit. Please be at home or leave a key with the office.

 

Bell technicians will be working between the hours of 9:00 a.m. to 5:00 p.m.

Holiday Garbage Bin
An additional holiday garbage bin will be available from December 21 2015 – January 4 2016 for all residents to dispose of extra garbage items.
The additional Holiday Garbage Bin will be located in the visitor’s parking lot. This bin is for garbage only. Please continue to recycle and compost in the appropriate bin as usual. Large items are to be disposed of with Special Pick Up do not put in Holiday Bin.

Waste Disposal Guide 


GARBAGE ROOM
The Garbage Room is located on the 1st floor. The Garbage Room is open 7:00 am to 10:00 pm daily.

 

GARBAGE
All household garbage must be bagged and put down the Garbage Chute. If the garbage bag is too large or heavy to put down the Garbage Chute it must be taken to the Garbage Room. Garbage Bins are labeled “G”. Garbage is picked up on Tuesdays and Fridays*.

 

RECYCLING
All Recycling items must be disposed of the Recycling Bins located in the Garbage Room. Breakdown all boxes. Recycling is picked up on Thursday.  Recycling Bins are labeled “Recycle”. 

 

ORGANIC
Organic Waste must be disposed of in the Organic Green Bin in the Visitor’s Parking Lot. Organic Waste is picked up on Friday*.

 

SPECIAL PICK UP
Large items such as furniture, etc. are to be disposed of on Wednesday evenings only, as pick up for these items is on Thursday morning. Place items on North side the Visitor’s Parking Lot by curb.

 

ELECTRONIC WASTE

Electronic waste items are to be place in the green E- Bins, located in the Garbage Room.

 

HAZARDOUR WASTE
Hazardous waste items (batteries, paint cans, light bulbs …etc.) are to be brought to the Garbage Room on the 1st floor and placed beside the E-Bins for Toxic Pick Up. 

 

COOKING OIL
Cooking oil is to be brought to the Garbage Room in a sealed container and placed on the collection bin. The Superintendents will dispose of oil properly. 

 

RENOVATION DEBRIS
If you are renovating your unit you must make arrangements to have your construction debris disposed of at a waste transfer center. 


* Unless there is a Statutory Holiday, then pickup will be rescheduled

Parking Notice – Visitor’s Parking


The Visitor’s Parking Lot is now available for Guests visiting the building.

The Board of Directors thank all Residents for their cooperation and patience during the Underground Garage and Construction Project

Remember Visitor’s Parking is for Guests Only. No Residents are permitted to park in the Visitor’s Parking Lot for any time (Rule #42). All vehicles parked illegally will be ticketed or towed.

Halloween 2016

 

As in previous years the Board of Directors will organize “Trick or Treat” in the front lobby on October 31. 

“Trick or Treat” will start at 6pm.

Any residents wishing to contribute candy for this are asked to bring it to the office by October 28th 2016.

Any residents wishing to help on the evening of October 31 2016 or in the preparation of the Loot Bags please contact the Office.

IMPORTANT NOTICE: RAMP CLOSURE #2

The ramp will be closed on Monday August 8 2016 from 8:00 a.m to 5:00 p.m on Tuesday August 9 2016 for to all Residents due to the installation of the heating coils and the asphalting. 

•    If you require use of your vehicle between August 8 / 9 2016 return the notice below to the YCC #41 Office. Please note, parking is available at St. Boniface Church Parking Lot between the hours of 4:00 p.m. on August 8 to 9:00 a.m. on August 9 2016. You must park your vehicle on the south side of the parking lot.

•    If your do not require use of your vehicle during this time it should  remain in your assigned parking spot. Please note, there will be no parking allowed at St. Boniface Church Parking Lot between the hours of 9:00 a.m. to 4:00 p.m. on August 8 2016; there will be no parking allowed at St. Boniface Church Parking Lot after 9:00 am on August 9 2016. It will be your responsibility to find alternative parking during these hours.

•    Those vehicles that have been relocated to above ground parking, no action is required.

•    The Board of Directors has made arrangements for overnight  parking at St. Boniface Church Parking Lot, located at 21 Markanna Drive Scarborough, ON M1M 2H9 on August 8/9  2016 between the hours of 4:00 p.m. on August 8 to 9:00 a.m. on August 9 2016. The Board of Directors has also made arrangements for an overnight security guard to patrol the parking lot at St. Boniface Church.
•    There will be no use of the ramp after 8:00 a.m on Monday August 8 2016. If you are removing your vehicle you must do so before 8:00 a.m. NO EXCEPTIONS.

•    Vehicles can return to the underground garage after  5:00 p.m. on Tuesday August 9 2016.

•    All vehicles must display their YCC #41 Parking Sticker on their windshields when parking at St. Boniface Church Parking Lot.

If you require use of your vehicle between  July 25 / 26 2016 return the notice below to the YCC #41 Office.

If your do not require use of your vehicle during this time it may be remain safely in the underground garage.

Those vehicles that have been relocated to above ground parking, no action is required.

The Board of Directors have made arrangements for alternative parking at St. Boniface Church Parking Lot, located at 21 Markanna Drive Scarborough, ON M1M 2H9 for those who require use of their vehicle on July 25 / 26 2016.

The Board of Directors have also made arrangements for an overnight security guard to patrol the parking lot at St. Boniface Church.

There will be no use of the ramp after 8:00 a.m on Monday July 25 2016. If you are removing your vehicle you must do so before 8:00 a.m, NO EXCEPTIONS.

The South Exit on the main level is closed due to the Underground Garage and Ramp Repair Project.

The repairs to the Underground Garage and Ramp will begin on May 30 2016.

*Important Information Below*

Parking:There will be no visitor’s parking available while the project is ongoing. Please ensure you inform your guests that there will be no visitor’s parking during the renovation.

Any residents or visitors illegally parked in the Visitor’s Parking Lot will have their vehicle ticketed or towed, no exceptions.

Elevator Usage:All elevator bookings must be made through the Office. Delivery / moving trucks will be turned away without 72 hour notice. No exceptions.

Underground Garage:Most Residents will be able to continue to use their underground garage parking space.

Traffic lights will be installed to allow for the entry and exit to and from the underground garage. The traffic signals must be obeyed for the safety of the workers and Residents.
